sub-lease shall revert to the Lessees of "THE RESERVED AREA" who may dispose of it in such manner as they shall consider fit and proper in the interests of the creditors of auch lessee.

(V). In the event of any profit remaining in the hands of the Lessees
of the Reserved Area after realisation of the interest of the Lessees of the Reserved Area in the Reserved Area and after de- -fraying all charges for maintenance, repairs, insurance and interest at the rate of 8% per annum on capital expenditure to date such profits shall be paid into the Colonial Treasury to the credit of the Government.
(W). The Lessees of "THE RESERVED AREA" or their sub-lessees shall
expend a sum of not less than $400,000 in erecting and completing fit for occupation within 48 months of the date of the notifica- -tion referred to in Condition B above one hundred houses. (I). All rates shall be paid in accordance with the terms of the Rating Ordinance, 1901, and any subsequent amending Ordinance on all properties within "THE RESERVED AREA".
(Y). Any buildings erected or works carried out within "THE RESERVED
AREA" shall be erected and carried out and maintained in accord- -ance wita the provisions of the Public Health and Buildings Ordinance and any amendment thereof and adequate insurance shall be effected by the Lessees in respect of all houses and buildings erected to the satisfaction of the Government.
(Z). The Government shall grant facilities for the construction of a
tramway connecting "THE RESERVED AREA" with the Electric Tramway Company's System, provided that no expense shall be thereby entailed upon the Government.
(22).The Lessees of the Reserved Area shall not be at liberty to dis- -pose of their interests in any portion of the Reserved Area except as mentioned in Conditions R and Rl above without the previous consent of the Governor-in-Council signified in writing and subject to such conditions as the Governor-in-Council, with the approval of the Secretary of State for the Colonies, may impose.
